One of the world's largest real estate investment management firms has an opportunity in their Warsaw office, Poland. Their global real estate operation includes office, warehouse/distribution and retail projects.
The ideal candidate should have 5 to 10 years of real estate experience in asset management and/or transactions management with specific market knowledge in the CEE real estate environment.

This position will have responsibilities for certain aspects of real estate acquisitions and asset management functions.

As it relates to the acquisitions process, the successful candidate will be involved in originating, negotiating, and closing equity investments throughout Poland, Hungary and CEE. In this capacity, the person will serve as the liaison between client and: (i) owners of commercial real estate; (ii) real estate developers; and (iii) the real estate brokerage community. This person will assist in facilitating the underwriting, due diligence, and closing of prospective acquisition investments.

Once a given transaction has closed, the candidate will retain asset management responsibilities for the given investment, including, but not limited to:

Responsibilities should include: • Responsible for the day to day Asset Management Functions associated with assigned assets/projects • Joint Venture management including maintenance of relationships, advocating the clients interests within the venture, monitoring joint venture development progress and administration of related party service agreements. • Establishment of Annual Operating Budgets and 5-year Business Plans • Implementation of property level marketing strategy. Retention and direction of the corresponding leasing agents, overseeing the leasing process and approving leasing transactions. • Managing and directing third party property managers and providing supervision of various management and operational issues (tenant collections/evictions, lease administration, • Review of Monthly Development, Property Management and/or Leasing Reports • Preparation of Quarterly Client Reports • Retention or approval of Property level insurance in accordance with policies • Responsible for Loan Administration and Compliance for each assigned properties’ third party bank debt (if applicable) • Local Market expertise and knowledge of competitive properties and • Participation in annual internal/external valuation process • Development of Hold/Sell strategy in accordance with the Annual Operating Budget and 5-Year Business Plans • Managing the disposition process for any assigned asset/properties approved for sale

It is vitally important that the individual have the ability to communicate with and understand the needs of institutional clients, providing them with the level of service that they require. Ideally, candidates will have a degree with an emphasis in real estate, finance, or accounting with extensive work related experience. Finally, it is imperative that the successful candidate possess strong communications skills, is technically proficient, organized, and detail oriented. The successful candidate must be comfortable working in a team environment. The candidate should be fluent in the polish language ideally.
